We closed on our first property with existing tenants on the 30th of January. Four units that are all occupied. 3 are M2M and 1 is under a lease unit September. I gave all of the tenants a letter with my information and methods on payment for the rent on the 29th during final walk through. As of today I have only received rent from 1 tenant who is a M2M. I have talked to a local lawyer and he recommended that we send a letter stating exactly what our process with late rent will be so that they have a clear understanding. His experience is that a judge will not grant the eviction if they have been allowed to pay late in the past with only a late fee. I am working on a letter now to inform them that on the 6th they will receive a 3 day notice to pay or vacate and on the 10th (pending weekends and holidays) the eviction process will begin with the court. If they pay after that date, they can stay, only if they pay late rent, late payment fee, lawyers fee ($300), and court fees for our filing ($130 I believe). We will see who is left at the end of next month.

@Sam Brust Thanks Sam. I have a policy on a rental with State Farm and my agent with them is who told me that it was not the correct policy. He’s been emailing every couple days asking if I have any questions to make sure we are covered.

Does anyone have experience with Berkshire Hathaway GUARD? We recently received a quote from a broker that is about $1000 a year less than other quotes. My concern is that the policy is listed as a homeowners policy and being owner occupied. We are closing on a four plex that will be rented. No owner occupants. The broker states that is how Berkshire policy’s are written. Another insurance agent has told me the policy is not right and will not protect us. Both are sales people trying to make money. Any help? Thanks!

@Nicky Reader Based off of everyone’s interpretation I think I would put Olde North is the B- range. I handyman for someone who has a bunch of houses in this area and am there every afternoon. I like the area and all of the homes are in the 105-120 year old range. I think that something would be stolen if you left it laying out but garages and sheds are not being broken into. Noise, traffic, and trash are a problem from the college students. They are also a great source of income for rentals. He has one property that has been sitting for years because he thinks it haunted, maybe I could get a deal on the house and a few priest to run the guest off!

@Jeff Tyndall I am in the same boat right now. Active military and retiring in 2020. I’m very handy and currently work on the side for a management company doing repairs. I am actively seeking rentals or flips but do not have the capital. I’ve found an investor and we are working on hashing out the details. The investor does not want just a loan, they want equity in the property as do I. I will be bringing the sweat equity and management. I’ll be following to see recommendations.
