@Andrew K. Thanks for the advice. I'll refine the list to make sure I'm targeting owners that have owned for say...10-15 years? I also did find a few that were held by the same LLC. I'll inquire about a prospective buyer there.

@Shmuel Harris Right now I'm wholesaling to cash buyers who are looking to either flip, buy and hold, or house hack. The area I'm in is solid for rentals. Nearly zero crime, top tier schools, and growth is sky high. Makes finding a great deal tough though. 

I am in the process of building a new absentee owners list in Denton and Collin county Texas for wholesaling. In my search I have found a subdivision where it seems 4 out of every 10 homes are absentee owned, with a fair amount of them being out of state, mostly California. I know one of the major goals in absentee hunting is to find out of state owners, so that's great, but the fact that there could be so many homes for lease in the same neighborhood leads me to wonder if such strong rent competition could be a turn off for potential buyers. What do you all think? 

Awesome post Damian. What you described is exactly what I'm looking to do over the next few years. I'm still in college so I don't have a ton of capital of my own to invest in full apartments yet, but that's definitely where I want to be. Right now I'm operating a wholesale business in North Dallas and looking for cash buyers. Congrats on living the dream!

Hello BP, 

My name is Will Vining. I am 20 years old and live in Frisco Texas. For the past three years I have studied computer engineering at Texas Tech and have decided to take a semester off to start investing in real estate. My first major goal is to close three wholesale deals by July. I would be interested to hear from people who have success in this in Texas. I know in some states the legality of wholesaling is a bit vague. Ultimately I want to invest in large apartment complexes and commercial properties in the DFW area. Looking forward to hearing from some like minded investors. Cheers!
