Hey everyone! Happy Holidays! Does anyone have any experience in investing in notes or tax liens? I'm in Atlanta, as of recently, and would like to start by purchasing these instead of earning a mere .0000001% interest in the bank, and ultimately acquire an investment property south of Atlanta next year. What are your thoughts and experiences on tax liens or notes?

Good afternoon everyone!

I am an Agent and newbie real estate investor, from New York to Atlanta. I have 2 years full time real estate sales experience, and just purchased my first home in Atlanta (Primary Residence). I am looking to expand my portfolio over the next couple of years; and looking specifically for single-family residences. I am even interested in doing joint ventures.

I would love to get started in wholesaling, but I also have a very big passion in actually acquiring as many income producing properties as possible, and as quickly as possible. Is anyone in the area looking to do a joint venture on lower end properties ($30k) and below in the Atlanta area? Ideally, I would like to get going ASAP, and resell ASAP. I would love to work with experienced investors, as I have real estate experience; just not the actual rehabbing experience. Ideally looking for a property that would profit each investor (you and myself) at least $7,500 each. Eventually, I would like to do more deals, and buy and hold.

Please feel free to contact me by private message or contact me.

Thank you all for your replies. I will inquire with all those you suggested, even if it is just to build rapport at the moment.

Any successful Real Estate Wholesaler's in Atlanta? I just relocated from New York, to pursue my dreams. Bought a home, and am looking to get started in wholesaling, and eventually buying about 2-3 rental properties in the next 2-3 years. Any ideas on getting started in wholesaling?

Hello all. I am an experienced observing investor watching others in the background and finally want to make some noise actually investing, to be full time in the next year to replace my income. I am from Long Island and looking to invest in Atlanta due to the prices being more reasonable. Cash is king.

Any advice on investing our of state? I am considering buying and flipping but will need to build a team in Atlanta to monitor progress, contractors, attorneya , etc. I want to flip first to build cash reserves, then buy and hold?

Any advice on towns with great flipping opportunity?

Thanks in advance.

Great question. I will be 21 in May, and will plan for longevity; but first replacing my current 9-5 Salary.

I would rehab 3 properties my first year in the $190,000 range, to net about $265,000-$275,000 each.

Then I would use the profits generated to purchase my first buy & hold property, and then repeat the process for years to come, buying one buy and hold property, from the profits of my rehabs. I would also invest in some duplex's/Multi-Family, but believe SFR is the way to go; especially in Long Island, NY

Any thoughts?
