I agree. I'm always the "manager" but I don't have a llc  either.  I have considered using my middle name with the tenants.

I started out with a realtor. I found her through many reconmendations and research. She is the number one ranked seller in my area and an experienced REI and landlord. She has first hand knowledge of all the good and not so good pm's in the area. She knows that helping me helps her. I would suggest starting there.

all water heaters and central air units are less than 2 years old.  I'm guessing roofs are  all 10 years or less.

Is there a formula or general rule as to how much reserves you have set aside per property?

@Jason Hirko  I agree Boerne is next but there again kerrville is close by.

how close is it to Fredericksburg? Kerrville is a nice quite place. I make it there every few years usually while fly fishing the hill country.  Fredericksburg is roughly 30 min away and is a huge tourist hot spot.  If it's on the fburg side of kerrville you may be able to pull folks in. I know we stay in kerrville while visiting fburg as many do on crowded weekends. There are many b&bs in that part of the world too along with big ranches that offer upscale hunting, fishing and safaris style photo trips.

I'm super interested in one myself. I like the idea of owning the dirt and utilities but not the headache of the houses.
