Yes, both of those are great ways to acquire properties but they are also very much specific to the seller and their situation.  As mentioned already, it's also about your relationship with them...do they like and trust you? 

In this hot sellers market, can the seller just sell their house and be done with it?  If the answer is yes...that is most likely what they will do.

In my personal experience (and I speak to a lot of sellers in south florida) it's not too common to find sellers willing to do either of those two but def. not impossible.  I'm in the middle of negotiating a seller financed deal as I type.  

This is a peoples business first, whats the best way to help the seller?  Always try and understand what does the seller need first and foremost.  It's about listening and putting together a plan that's a win-win for both.  If taking over the property subject-to helps the seller and it's a house you like, perfect! It just might work.

@Gabriel Amedee hit the nail on the head.  Just work with those that have it lower or ask if they have it direct.  It's shouldn't be an issue if you do your numbers and it makes sense.  Sometimes wholesalers (especially now during covid) will team up to help move properties quicker.

In what sense??  Great deals?  Of course, it's just like any other market, there are deals if you put in the work to find them.
