It might be possible to set up a water tank with an auto fill system. 

I am not sure the cost, but it would involve additional contractors. Due to the time constraints, you would need a pretty competent electrician, and plumber.

I'm not sure what the cost would be, but it might be an additional option l.

Yes, right now Oklahoma City, Oklahoma is one of the top areas in the country for single family homes according to expert data analysis. We are finding more deals than investors in that area.
Food to know. It sounds like my own bias is holding me back.

I am looking to do some fix and flips in the Oklahoma City area. I am curious to see if anyone is investing in NE OKC I see a lot of properties for sell in this area. Most need quite a bit of work. But it has been my experience that the area is not the greatest area to live. I wouldn't want to live there.

I think it all depends on what you want your reputation to be. Do you want to be known as the person who is a harda**, or someone who has some compassion for your tenants/costomers? Are they good tenants, do you want to keep them? Do you want to be a leader in your community, or just make money? We talk about networking, and community, but does that stop at investors? Ask yourself, if this was at your primary residence, would it have taken 2 weeks to get a new refrigerator? 

Also, I love the idea of keeping a mini fridge on hand in case it rains. Thanks for the free xp.

I'm just a dumb carpenter, with a dumb opinion. I'm probably 10 different shades of wrong. So take what I say with a grain of salt.

If you are looking for a cheap and easy solution, there is a product called hardware cloth that you can use to cover the opening with. It is similar to chicken wire, but it has smaller openings. You just need to cut it to fit, and screw it to over the opening. It does have sharp edges on it after it it cut. However you can cut it a bit longer and fold the edges back on itself to minimize that issue. I hope this helped.
