Welcome Leland. I love the West Palm Beach area. Over here in SWFL we always joke and say that the east coast is where everyone plays, and the west coast is where everyone stays. Of course I do a lot of playing so I'm over on your end at least once a month.

A good reputable brokerage is a good start. Do some RE internet searches and see what agencies are dominant. Also see who has ideal office locations. These are where you may want to be because half the work is already done in terms of establishing credibility.

Your investor experience and knowledge is also good because it can aide you in positioning yourself as an investment expert. I hate to even say this, but the major third party sites that we all have come to loathe are a good way to market yourself. Instead of learning to hate them you should learn to benefit from them because they're here to stay...

 Welcome Max! 1st post is a pretty good start to making that leap. Now let’s talk about a good time to find you an agent... my vote is YESTERDAY!

Of course you want to make sure you have everything on your end covered as far as investment knowledge and/or a mentor. Another important thing is to have a timeframe in when you'd to make your first investment. Is it this month? 3 months? Next year? 3 years? I would rely less on when the time is right, and lean more towards when the deal is write.

With that said, it's time to find an agent who will align you with the deals. You'll want an investor friendly agent who speaks the language, knows what makes for a profitable investment, listens, is willing to put the time in to work with an investor, and acts quick when a deal presents itself. Lastly, it may be beneficial to work with an agent with a PM background so that they can be there with you every step of the way, from purchasing, to renting, to listing, and purchasing again.

Lucky for you, you shouldn't have to go very far because there are plenty of agents here in your area who know how to think like an investor because many of them are investors.

Your agent will size you up in a sense to ensure you're a serious investor with the means to purchase, and not just an eager window shopper.

My advice would be to exchange your discomfort for more knowledge which eventually becomes confidence. But don't wait until then to jump in.... Learn as you go. That's why we're all here!

Hi Daniel! Saw the title and had to welcome you. I've got the same serial entrepreneur bug that you do, and I’m sure many BPers do as well. Glad to see you want to avoid some of the failures that many have experienced, but I’m sure your construction and RE background will put you in a pretty good position for achieving your investment goals.

Welcome! How different was the text/ materials from the FL RE exam versus the PSI exam in MD? I'm originally from MD and I have a family member who is prepping for the MD test and is constantly asking me questions as if i'm licensed in MD.

Same in Fl. The MLS/IDX is NAR's broker reciprocity system for Realtors. Meaning you will have to join and become a Realtor once you get your license. Not to worry, most brokers require it anyways for you to hang your license... but becoming a Realtor is pretty costly if you arent active and producing.

Oh wait, is it in Rockville? Do you foresee any aquisitions in the future?

If so, Ill throw in a few more.  I like to play around with resorts/ villas/ suites/ hotel/ inn, etc. to see which sounds best, so apply all at the end to see which flows best.
