Post: wine rack cabinets in rentals?

If you will still have ample cabinet space, I say do it. If not, a free-standing, wall-mounted, or countertop wine rack will do the trick. However, I think for your rental it'll add that extra "something" that makes people want your rental. And if you can save money by adding a unique feature... sounds like a win win to me.

I'm surprised no one mentioned that. Yea that's a big problem I've seen people have is when they inquire with their insurance company, it usually ends in a dropped policy if they don't offer commercial liability. This is because they automatically assume the worst like you are currently engaging in using your home for financial gain.

I'll give you a down and dirty...

List, Lease, Show, Maintain, Market, Screen tenants, put up with tenants***********. Let me stop for a second to say that tenants can be among the most perplexing individuals to walk the face of the earth. Most realtors want nothing to do with PM or rentals simply because of tenants.

Don’t let my simple one word descriptions make it seem like an easy task. A lot goes in to each. Of course, with one property, you could easily handle it yourself if you are local and have the time. PM's have the resources to get repairs and maintenance done in a timely fashion, and we all know things go wrong at the absolute worst times. Well with PM's that’s just another Tuesday afternoon. So in a nutshell, you are paying for these professionals to provide you a peace of mind.

A long time lurker of BP.... welcome! What areas are you interested in for your rental properties? I'm from the DMV originally but didn't get into RE until after I left, so I always like to see what investors and agents in the area are up to.

@Jason Hern  is absolutely right about the no-call lists. You will have to check to ensure your leads aren’t on them before you give them a call. Of course cold calling only goes uphill from there but it is a necessary evil in my opinion.

I've seen contrasting data in which one reports shows that 8-10am when people are on their way to work, and 4-5pm when they’re on their way home are the best time frame. I've also seen and heard that 9am-1pm works well too.

An inexpensive way to generate leads and build your network is to be social, and network. I constantly seek opportunities to meet people who had no idea I exist, and often times we find value in connecting. And more often than not, it’s at events where there are food and drinks. Me personally, I’d love to bump into an investor at the events that I attend.

I haven't gone door to door although I hear and read all the time that it is paramount for success for agents.

It's funny you bring up that show. As a VR manager I was excited when I saw the title of the show, but that's where it stops. Without saying too much, I personally know the broker they used to find houses in the episode filmed near me. You know... since Matt Blashaw is not at all a real estate agent, even though he is the one who is filmed showing the homes and presenting offers to the listing agent. (One of the few shows on HGTV that doesn't give any recognition to local professionals.) Nevertheless, knowing what I know about this one episode alone is enough to make me not believe anything I see on HGTV ever again.

Hi Justin. The question is a bit vague without a little more information. What are your investment goals. Are you flipping or holding for rental income? In that case I assume you mean which one yields better returns? Well how many units are we talking? In my market, both are great honestly. I care moreso about a good deal than multi-vs single.
