Hello Michigan BP,

I'm moving and turning my home into my first real estate investment. I have started the process of looking for a property manager and also started surfing the BP forums to compile a list of questions for the property managers. Does anyone have any recommendations for a good property manager in the Metro Detroit area (Garden City)?

 Thanks Emily, that's good to hear (PM). I'm confident I would be good at it as I love managing projects and implementing systems in my day job. From what I have observed, the area seems promising as for rentals and it looks like it will cash flow around $100 a month with conservative numbers. I've owned the house since 2007 (yep, paid top dollar) and it will be totally updated by the time I rent it out. I plan to PM it myself and have a few friends in the area who are willing to act as my on ground eyes and ears. My plan is to use this house and hopefully a multi family in the Lansing area as our launching point if we go the PM route, thanks again for the info and insight.

Hi all, I'm currently in Garden City, but it looks like I will be moving to the Lansing area soon. I grew up mostly in the south (Army Brat), but landed in Michigan after my own stent in the Army. Currently, I am a Telecom Switch Tech. Other than owning my home, I have no experience in REI. I've been on BP for a few months, educating myself while putting together some capital. I found BP after reading The Book on Rental Property Investing. In general, my goal is to build passive income through rentals. However, my wife and I are kicking around thoughts of also starting a business through flips or property management. Currently, I am trying to decide if I should sell or rent out my home when move (I'll create another post in the near future with more details and some questions).

Hi @Lou Ruggieri,

I am also possibly moving to Lansing, so I have done a few searches. For me, the biggest concern is school districts. Lansing schools do not look good at all. There are good schools near by in areas like Okemos, which is just east of Lansing. I used Zillow's school rating search tool (if it is a concern for you). Hopefully you get additional input from locals, best of luck!
