howdy!

where is the best place to start to see if water bill back is feasible in MT?  is this typically part of the landlord tenant act, city, or some other agency?

i reckon, you could ALMOST say additional land is even a liability.... more taxes, more things to take care of, potentially more insurance

It really is useless to me... does it have value, sure, but not for a mobile home park, therefore I can't give it value...

Howdy folks, just wanted to know, do u guys give any value to extra acres when buying a mhp property. I'm looking at one now that has 20 unused acres, though it's nice, it has no real value to me and my offer.  The 20 acres has value, yes, just not to me and I don't really want to pay for it.  What do you guys do in these situations?

Yo folks. So LOTS of MHPs have park owned homes and tenant owned homes. Purely TO parks are great because of less maintenance... I get it. And.... typical valuation on parks is -> lot rent x number  of lots x 12 x expense ratio divided be cap rate to come up with rough value.

What about valuing park owned homes and the rent the bring in..... there is some value in that, what's fair? I realize the home itself needs an assigned value, but is there a value given to the renter and their income?

Also... what about rv income? How does that affect value? Alot of parks have some rvs on them that have some income.

I don't think it's as easy as noi/desired cap.

Just curious what others think.
