Thanks for the advice! I actually work at Epic myself and I'm sure there's no shortage of renters in that area of Verona, the only problem seems to be that there's not much up for sale over there. At least not that fit my price range and other numbers anyway. The more I look around here and learn about it, the more attractive the southern towns are looking.

Thanks @Joshua Martin, I'm definitely planning on checking out the REIA there. Not reaching out too far in advance makes a lot of sense too, I am mostly looking for recommendations so that I will have a jumping off point when the time comes.

Thanks Shawn, I looked at those areas at your suggestion on my other post which has been very helpful. I'm going to try to spend some time researching a few more of the smaller towns in that area and then compare them all when I'm done, but Janesville/Beloit definitely seem like they will be the best options. What do you consider the good areas in Beloit? And yeah that would be awesome if you could let me know when the next meetup is.

Hey BP,

I am looking for recommendations for good team members in the Madison, Wisconsin area (or just south of there). I am a newbie investor and actually haven't even moved there yet so I will do some "shopping" once I get there, but in the mean time some suggestions would be incredibly helpful. Lenders, real-estate agents, contractors, title companies, inspectors etc. Anyone that you work with that you feel is especially valuable I would love to hear about. Thanks guys!

Hey BP, 

I will be moving out to Madison in a few weeks and want to start investing, but from my research so far it seems like Madison is not a great market due to high property prices and modest rents. Does anyone have any suggestions for nearby investor-friendly markets? I have done some research into a few areas south of Madison (Janesville, Beloit, Edgarton), but the stagnant population and low industry growth make me nervous. Am I overthinking/have people had success investing in those areas?  Thanks!  

@Brice Hall What were you hoping to get out of this thread? Why post a rhetorical question and then insult everyone who tries to answer it? Your opinion on 30k houses seems to have merit (depending on how you want to view an investment) and hearing different perspectives could actually be beneficial to a lot of people here, so I think if you were mature about it this could have been a very productive conversation. Most of BP is here to learn and actually welcomes hearing different points of view because it helps them grow, so there is no need to be so aggressive.

Hey BP, 

I am a new investor looking to make my first investment within the next year and I am wondering what the community has to say about buying an REO, HUD, or other fixer upper as a first property. Obviously there is the opportunity to find a great deal, but I am hesitant because of my limited knowledge/experience with estimating renovation costs. Thanks!

Hi Everyone, 

I'm a new investor looking to cash flow from rentals in or near Madison. I am hoping to make my first investment within the next year and could use some advice. Initially I was thinking along the lines of using an FHA loan to buy a small multifamily to start out. I also was hoping to find something under 100k since I don't have much money for a larger down payment. Do these types of properties exist or am I being wishful? From my brief search so far I haven't found much in this range period, let alone the larger multifamily homes. If not, would you recommend saving for an extra year-ish to afford a multifamily, buying a single family and living in it for the year, or finding a partner or other means of financing?

Also does anyone in the area have some insight as to what the best area to invest near Madison is?
