Post: Birmingham Zoning Question?

From recollection, I think the zoning maps and the parcel information are on 2 different mapping platforms.

Last time I looked, I had to flip back and forth between my target parcel and the zoning map. Obviously this makes any type of large scale query unavailable.

Maybe somebody else knows something I don’t.

@Allen Berrebbi I am actually in the same boat. Except I’m trying to finance a triplex.

Any help would be appreciated. As for now, I’m just pursuing hard money and “down payment” investors.

I have a 3 unit building under contract and am looking for some competitive loans. I’m a newbie, only have tax certificates in my portfolio as of now that I purchased with

I do not intend to owner occupy which is forcing me into the 20-25% down category and as a newbie I’d rather not use that much of my capital for one deal.There may be an a opportunity to expand and add some mobile homes or another 2-3 unit building so I want to make sure I don’t handcuff myself with a poor financing choice.

Any insight or suggestions would be helpful.

I purchased a few tax certificates at the Jefferson County auction back in July. I have noticed some people on Facebook and Craigslist selling Tax Properties. Is there a market for “selling” or assigning tax certificates? I have limited capital but could/would make improvements and move toward receiving cash flow from the properties.

However, if there is a value to assigning them, I’d also entertain that. Does that market exist? How are they valued?

Residential properties are in Norwood (house) and Eastlake (vacant residential lot) and I have a commercial property on HWY 78 in Dora.

I recently purchased my first tax certificates at the ongoing Jefferson County Tax Sale. I ended up with a good variety of property types. I’d love to sit down and discuss some strategies and options with somebody who has experience in this arena, the coffee/beer is on me!!

I plan to consult and hire an attorney before taking any meaningful steps. However, I would just like to brainstorm some before taking that step. I also plan to purchase some resources from Denise Evan’s program as well.
