Awesome! My thought was to buy with hard money. If I did buy with hard money and use 10% down, ($35k) I would then owe $315k. 

If the property then appraises for $450k and I refi it with a traditional loan with 75% LTV, this means the new loan amount would be $315k (25% equity plus 5% closing costs).

With that being said, I would not be able to pull out my original cash invested and that's why I wasn't too much of a fan of this deal. Thoughts?

Hey guys! I wanted to get some opinions on a deal that I am analyzing.

The purchase price is $350k.

2 units, main unit $2,600 (3 bed 1 bath)

Lower unit $1,400 (1 bed 1 bath)

Taxes are $9k a year.

This home can be worth $450k with an additional $25k invested into it.

Would you buy this deal? If so, how would you buy it and what would your strategy be?

Investment Info:

Large multi-family (5+ units) buy & hold investment.

Purchase price: $1,200,000
Cash invested: $400,000

10 Unit with a 4 car garage plus extra lot for parking.

What made you interested in investing in this type of deal?

I always drove by this property on my way home. I always looked at it and said "one day, I will own this property"

How did you find this deal and how did you negotiate it?

I found this deal through buying my first 2 family. The owner of the 2 family owned this property. I made a deal with him and told him that if he ever decides to sell the property, to let me know about it first. 1 year later, I made him an offer and bought the property.

How did you finance this deal?

Seller financing, 30% down.

How did you add value to the deal?

I raised the rents about $2,500 total.

What was the outcome?

One year later, I am receiving offers for $2M and it cash flows $6k per month

Lessons learned? Challenges?

I learned that very soon, I will need a property manager!

@William ODonnell I grew up in East Rockaway in Nassau County. I moved out back around 2000 when the LILCO/Shoreham debacle was going to kick up my property taxes by 50% and they were already high. It's a helluva market to be in. I wish you much success!

I'm Will! I am 24 years old. I started selling Real Estate when I was 19. Today I own 19 doors and have a portfolio of about $3M. My portfolio is mostly multi-family homes here on Long Island.
