My brother and I are partners in a successful flip company for the past 10 years in the hampton roads area of VA. We are looking to expand our business into multi family properties and would like to get involved with others with similar goals.

Have you considered house hacking?  I you could buy a duplex or 4 plex you could have most or all of your mortgage covered by your tenants and begin save money for further investments once your son is out of school.  You can also usually get a conventional loan with more favorable terms if you are living in the unit for at least a year.  This would also allow you to move out eventually and keep the favorable loan terms then keep the property as a passive income asset.

If you could find a value- add situation and are comfortable with renovations then you could also increase rents and equity simultaneously.

Hey there I’m reading The Multifamily Millionaire by Brandon Turner now and it’s pretty informative.  There are two volumes, the second is about purchasing larger apartments complexes.  Best of luck
