Hello again BP Houston community! My wife and I are new to the Houston area & are homeowners in our home state/city, but are renting here in Houston. I've been continuing to read and learn here on the BP forums & website. I had a question that I was hoping those with knowledge of the area may be able to answer. 

We would like to become homeowners (again) within the next year, at the end of our lease. We are interested in owning a townhouse in the area in which we presently live (Northwest Inner Loop), but we are also interested in investing. I have also been reading about the benefits of house hacking, and was wondering if it would be prudent and/or worthwhile to purchase a plot of land and build say 3-4 townhouses and live in one, or if that would be viewed as a commercial endeavor. Also, does anyone have any insight into the actual cost to build (price per square foot)? Just a thought and very well may not be worth pursing, just brainstorming. 

I'm mostly interested in networking. I've been reading BiggerPockets posts, watching videos, skimming Zillow and the Harris County Appraisal/Assessor's website, running practice analyses, and I just picked up "The Millionaire Real Estate Investor" by Gary Keller -- for $0.25 at a garage sale. I'm not looking for a get rich quick scheme; just doing practice analyses makes me understand the time and effort that must go into finding a GOOD deal on an investment property, as scenarios with a cash-on-cash return of less than 10% seem almost pointless -- there are other avenues to investing which would produce better returns. My wife and I are in a unique position to acquire a decent amount of capital for investing: potentially 5-6k a month can be saved after all of our expenses. We are in our 20's with no children and a respectable household AGI. My goal is to just spend the next year learning, as I acquire the knowledge and capital to make my first rental purchase -- hopefully in approximately 12 months. I am most certainly just looking for guidance and the opportunity to learn and network.

Thanks for your reply Cameron. I'm certainly not looking to build a "one-way street" type of relationship. I put immense effort into everything I do - including 13-hour days painting and grouting and cleaning hardwood floors for 2 solid weeks on my own 3-year old starter home in Tulsa. I'm willing to get down and dirty and provide value to someone whom would be interested in mentorship. Whether it's in the form of money, or more preferably, time spent helping my mentor with hands-on work or tedious tasks in exchange for knowledge, I am certain that I could be of equal benefit. I'm extremely ambitious and have a burning desire to start building a successful real estate portfolio, but I am young and green. That said, I'm not afraid to put in backbreaking or mentally exhausting work, and I would love to be pointed in the right direction, whether for mentorship or networking. I sincerely appreciate the reply.
