Post: Driving for Dollars Advice and Tips

I have read about and researched driving for dollars over the past couple of weeks.  I drove around the other day for a few hours finding properties and gaining their addresses.  I even left a few notes on some houses.  

I'm curious about what others do during their driving for dollars.  I drove around a specific zip code, looking at properties. I personally was looking for vacant houses, houses that have overgrown shrubs and grass, boarded windows/broken windows, rent signs, built up mail, etc.  I then looked up the properties on the county CAD and found if they are owner occupied or not, and if they were not, I sent them a hand written yellow letter.  I'm looking for a rehab property to use for a buy and hold, but I would also be interested in a flip if it can provide me funds for future buy and holds.  

If anyone has any suggestions, I would love to hear what has been successful or not.  I will post on here my results over the next couple of months.

@Josh Singh I'll be in the area tomorrow and should know Friday who is building there.

If anyone has any questions about any areas of Forsyth County in reference to specific neighborhoods, schools, crime rates, etc. let me know.  I can find out very quickly or I know immediately what it is like.

@Josh Singh I'm not too sure who the builder is on that property, the county has been flooded with Taylor Morrison and D.R. Horton lately.  I'll try and find out who the builder is on Monday/Tuesday when I'm at work.  

@Bruce Silverman We definitely do not have the infrastructure and the schools to support the growth, but it's been growing like that over the past decade so I don't think it'll get too out of hand. It was the 6th fastest county in the US last year and one of the wealthiest as well.  Every school in the county is great and the crime is extremely low so the growth will continue until those numbers start to decrease. 

@Jered Sturm I'd love to know the details on the next meet! I'm just starting in REI and cannot wait to get my first property, I just started Driving for Dollars yesterday in search of my first deal. I'm eager to learn more and more about REI so I'd love to attend.

I'm very new and have not made any deals yet, but I want to do my part and help out on BP as much as I can.  If anyone is assessing a deal in Forsyth County and wants to know anything about the area, subdivision, crime, school, etc., let me know.  I know every road and subdivision in the county and can give you information about that area and possibly what is about to be built or changed in that area.

I am new to the REI and BP world. These past 2 months I have learned a TON. I'm looking to invest in areas north of Atlanta (Cumming, Dawsonville, Gainesville, etc). Today I did my first round of Driving for Dollars in north Hall County in Gainesville and found a large amount of suspect investments.

While I was driving, I put a few notes on people's doors about investing.  I just checked my voicemail and I had a message from a man in north Gainesville asking to call him.  I just checked the property on the local CAD and it has A LOT more property than I thought it would.  I originally thought it'd be a 1/2 acre or less and it turns out it is 15 acres +.  I do not believe I'd be able to afford such a large property/investment since my max budget is at 110 - 120k.  Can anyone give me some advice on how I should approach this?
