Since you are out of state, make sure you get all of the HOA rules before anything. A lot of subdivisions in Forsyth County restrict how many rental properties are allowed. One high prices, large subdivision just made new rules that they don't allow any rental properties which hurt an investor pretty bad.

@Payal Zilaro There is only one primary city in forsyth and that is Cumming. But parts of Alpharetta, Gainesville, Suwanee, and Duluth overflow into forsyth. The entire county is great. Every part of it is low crime, great schools. The Suwanee and duluth parts are high $ so it would be more difficult to find something in that area, but the rest of the county is in your budget easily.

I'm a new investor and am getting my financing together over the next 2 weeks and am currently hunting down my first deal. I'm very eager to get my first unit and am searching for an investor friendly realtor in the north Atlanta area.  Specifically Cumming/Forsyth County area.  Thank you for your help!

@Julie Kern Thanks! Unless a deal comes to me from else where, we are primarily searching around Cumming (Forsyth County) and Dawsonville areas due to the large growth of everything off of 400.  This area, from what I've seen, is also an area that is challenging to locate deals, but that just makes me put in harder work.  Thanks for your motivation!!

To update my progress, I have been Driving for Dollars and have sent out a decent amount of hand written letters. I'm also looking through the MLS and searching for a deal.

I've decided to stick to my home county of Forsyth County because I know every little detail of the county from crime rates, school growth and ratings, and have access to information of areas that few others have.  Trying to utilize my "unfair advantage."

I'm trying to teach myself how to find out the ARV of properties and analyze deals. I've listened to dozens and dozens of podcasts, read a few books about investing, etc. Anyone have any advice on how they learned and what mistakes they made about analyzing? Thank you!

@Josh Singh Almost forgot to post this! The builder off Brannon Rd is CalAtlantic Homes. The entrance is actually off of Ronald Reagan. All SFH from what it looks like.

@Julie Kern I just came across this post. You guys are doing great, it's extremely motivating. My wife and I are currently searching for our first SFH in north Atlanta and hope to get into rehabing one soon.

@Adrien C. That is a great idea.  Do you take pictures of every property?  I will start mailing to all occupants.  I was thinking about sending them a new letter every 3 months.  Thank you for the information!
