Adrian G. I'm still hoping to find someone to partner with on the job. I have a few working on quotes. Are you still doing projects in Chicago.
Jason, I have an appreciation for the complexity of a gut rehab construction.It's not my skill set and would never pretend that I could do the work. My intent was not to come across as a know at all When I say gut rehabs are a no brainer, I'm referring to the economics. When I can find a property at the right price, in an appreciating neighborhood, and complete the rehab then there is upside to the equity. Im not adapting to the mistake. That's why I'm moving on to another contractor. I came into a main floor with 8 ft ceilings instead of the 9.5 we were expecting. Pretty significant difference. My goal is to better understand how to communicate when I don't have the construction experience. My expectation is that the contractor would be fair given the asymmetrical information. That the work would be done in a timely manner and within spec.
I'm doing a complete gut rehab where demo was down to the brick before the GC came onboard. My thought was allowing a clean canvas would allow for no surprises since everything is to be built back new. I'm not unreasonable or greedy but the asymmetric information that exists since I don't have a construction background makes it challenging. The changeover is related to masonry work. He was to deliver the plan specs which included raising floors. He raised the floors higher than what's in the plans which now requires me to raise Windows and install new lintels to be within code. It's a nightmare
Art Allen Any advice/templates on how to build a clear scope of work and a good contract? There seems to be variability on these as well. Particularly contracts seems to be a place where contractors have comeback with change orders because I have not done well making sure they are comprehensive.
Gut rehabs seem to be a no brainer but I can't seem to develop a model to identify, contract, and execute a project. I'm currently sitting with a stalled project due to a relationship gone wrong with a GC. What is the right way to win in this business? I need to get this project completed so I can move on to the next deal. Please help.
