Looking for a hard money lender that lends in NC that can handle short term cash out refi's on free and clear fully rehabbed properties on the market. Looking for low minimum loan amounts (50k). If any of you guys have successfully worked with any lenders you can recommend or if any lenders would be so kind as to PM loan program details. I realize that there is a Hard Money Lender directory, but am looking to expand options and get some personal feedback from individuals who have successfully utilized these companies on a loan. We have 16 homes we're looking to give away for free in Spartanburg, SC.  All need work, but you can rent them out in our park.  Lot rent is $225 average market rent $475-$500
