Gabriel,

Find a small project then find an experienced capital partner to put up the capital.  Your job is to do the legwork.  Listen carefully to the capital partner's counsel.  "Yes sir, no sir" always works.  Keep your capital in your pocket.

"Hard money" can be as inexpensive as 6.75% and 2 points.  It depends on your experience.  Document your track record.  Your financing costs will decline as you gain experience (and wisdom).

First two lessons are spot on.  May I offer a third?

When working with investors to understand their prospective level of investment prior to identifying a property, it is best to "overfund" your prospective deal by 2x or 3x.  Money is not static and investors often overstate their liquidity or interest.

A guy in Texas built 10 "guest houses" on his land. He rents them to people who tolerate a slightly longer commute but don't want to live in the city. Don't know what your rental market is but cottages usually rent for a great price per square foot.  This type of home can be built on piers so it could be moved later.  I wouldn't subdivide the land just build and rent cottages if that if appropriate in your area.  Would consider managing this project for you if you have an interest and don't have the time.
