Pocono Property Rehabbers LLC business model is to purchase, rehab, and resell distressed properties in the Monroe County area of Northeast PA. We were founded in February 2015.
We are currently looking to build relationships with private money investors. We are a new company, however, past professional experiences in banking as a loan underwriter as well as a career in the sales trade will fit very well adapting to this new business.
We are projecting to do 3 flips in 2015, 6 in 2016, and 9+ in 2017. We will need help funding all of these deals.
To start out, we will be looking for SFR properties that can be acquired and rehabbed for total costs under $100,000.00, looking at minor cosmetics and improvements that will add value. As we network and grow, our projects and costs will become more involved, eventually expanding our portfolio to include rental properties for cash flow and retirement options.
We have a deal pending now that we are seeking funding for. Excellent projected returns but hard money costs make the deal almost prohibitive. We would like to work with a private lender that will look at the merits of the deal and base their decisions on that. We have about 12% to put in the deal, but need to fund the rest. We also have enough to put 3 months interest in escrow if required.
