I'm curious as to how a title company could close on a property without a clear title. Isn't that one of their primary functions? And I agree, if they issued title insurance then they should be on the hook for a clear title. 

I'm working on a 2 dumpster version of this now and my wife is working on a 4 dumpster version. I think 12 dumpsters wins the prize. Going in to these I thought there might be something of value under all this but alas, nothing but dumpster fodder.

Can't wait to see the results.

I don't have one. Yet.

But my remodels are all an hour from my house. I keep thinking that somewhere down the road I'm going to purchase a small house where I can store tools and materials in the garage, as well as take a shower and stay overnight occasionally. Driving an hour to get home after working all day and then having to unload tools into my shop gets very old.

Sounds like the vent stack. If you pour gas from a can and don't open the little vent at the back, the gas comes out slowly and gurgles. Same principle here. 

You mentioned several times that it has been snaked. This is the downstream direction so I assume it is ok. The vent stack is the upstream direction. If you can get on the roof you might try running a snake down the vent.

I agree with Jerome, I doubt that Kwikset uses very many unique combinations on their retail packaged locks. When you buy two or three packages that are keyed the same look at the rest in the stack that you didn't buy to see how many others are keyed like yours. Who is going to buy those? My guess is someone from the same town and area of town as you.

Anyone that purchases a new house should change their locks. Because of this I don't lose any sleep over how secure the locks are on my remodels. I have one set of locks, that I painted red, that I use during the remodel process. This way, I always have the same keys in my lock-boxes for vendors and contractors to use. And I only have to carry one key for all of my projects.

When the remodel is complete I install a new set of locks so the buyer has new locks and the vendors and contractors are now locked out.

My parents house gets standing water after heavy rains. The best way we found to handle this is cross-ventilation. After the rain stops, the dry outside air is the best (and cheapest ) dehumidifier. We installed removable panels on each end of the house that could be opened to allow the wind to blow through.

I had a remodel recently that would shift every time it rained and the new doors would stick. I built up the grade around the perimeter of the house and the problem went away.

If the water is flowing from the yard to the crawlspace then grade may be the issue. If the water is coming up through the ground then that is a different issue.

Sometimes, not always, you can push on the top of the wall. If it moves it most likely is not load bearing.
