Post: Non-Owner Occupied financing

Been looking at different options for non-owner occupied property investment during my seasoning period for my current house hack. Any tips/ideas on finding ways to subsidize non-owner occupied financing and/or the down payment that comes with it? Thank you!

So I currently do not allow pets in my rental, but one of my tenants asked me about a fish and was just curious about how landlords felt about it. I feel like it can be costly on utilities but the tenants are responsible for water and electricity anyways. Other things to consider? Thank you in advance.

For a conventional loan, assuming you have a primary reseidence  payment of either rent/mortgage, the lender will use 75% of the apprasier opinion of the market rent to offset the payment.  In other words, if the market rent is 2000 and your payment is 1600, you would only have to "carry" a 100 bucks on your debt to income ratio of new debt for the house you are buying becaasue you would credit for 75% of the 2000 which is 1500. 

This is misunderstood by so many investors that think as they buy properties they cannot qualify for the next one because their debt to income ratio is too high when in reality buying cash flowing property should NOT harm your debt to income ratio in any meaningful way.

I've been trying to keep track of the market on Zillow/Redfin/etc., but I get the feeling that there are better deals to be found off-market for multifamily investments. There just isn't very much in my target area on these sites, so I am calling for your help on the off-market strategies that have worked best for you. Thank you in advance!
