Should be interesting reading your posts over the next few months of how much a pain this tenant is.

No way no how.  Give them an amount that they hold and can be used in case of emergency.  It appears on every monthly statement that they retain this amount.  At the end of using your services you get this entire amount back.

What about a glass window with the dimpled glass?  It would provide the security you are looking for and could do better with insulation.  I say a big no to the painted piece of plywood.

Congrats on paying off your debt.  I think a lot of people here are on the other side of the fence with land lording and having people owe them money, so they want to have people pay what is owed.  At least you didn't settle to be stuck in debt forever, and didn't file bankruptcy where the companies would have gotten much much less than what you negotiated for.  So congrats, learn from previous mistakes, and set yourself up for future financial success!

I think it's just my ignorance on this topic, but can you please clarify something.  The way I'm reading it the tenants are paying 975/month for 30 years = $351,000.  For a 30k house?  Thanks

Did some research on this and apparently I was dead wrong.  Some states have limited the owners ability to restrict the ability of the tenants to own firearms in the home, but it can be excluded in a contract.

Think you've jumped the gun a bit on this one (ZING!)

You need to get the information before you do anything.  It's not even worth talking to an attorney yet because you're just going to tell them that you have no idea what's goin on. 

Get the police report and talk to your tenant.  We are assuming the tenant survived but you didn't say.  Get more info and come back.

@Sam Yi I would highly suspect that you can't have a "no gun" clause in your lease.  Might be hard to override the constitution with your lease.
