I have an great investment property in northern Canada, but I need financing and we live in the US.  Is there any one out there that can guide me in the right direction?

 Start networking with some Canadian real estate agents. They are going to have some great mortgage broker referrals.

I found a great cash flow property in Canada, a town I grew up in, problem is that I don't have credit in Canada, now what?

@Frank Patalano not finding a good time to go see an out of state property, while dealing for 4 kids and 1 college class ;)

We are looking at possibly investing in the area!  My husband is from Wayne Co WV.

Thanks so much for your reply, everything I've seen says it won't have any bearing on the buyer, it's a seller thing.  Thanks for solidifying what I found searching.  I didn't want to go forward without coming here and asking for some advice 

Ok, so we are starting this journey, we have found one property, but the MLS says 1031 exchange? What exactly is that? and should that deter us from the purchase if the numbers are as good as they seem to be coming out as?

I also glad you assured me that I do not need to be a real estate professional right from the starting date.  I was hoping that I could find a local realtor in the area we picked out to be part of our team.  I'm not at all ready to become a real estate professional, I have 4 kids and am working on my Econ BA....very slowly I might add 

What books are your favorites, the ones that are in your library.  Which blogs are your favorite?  Do you write your own blog I could read?
