Hey BP community. I own two 1br rentals and have had great success the past 3 years with them. I'm still renting a room as a primary residence but really, with all my heart, want to house hack. I'm on a teacher's salary and have a little bit of debt. I've been pondering asking my parents to get a HELOC on their home but I would responsible for the payments. The amount would be 50k and I could use 30k to house hack , and the rest as a cushion to make the heloc payments. They have about 200k equity in their home. Thoughtson doing this?

Hi Bigger Pockets Community, I have a friend who lives in Washington State with a house in Orange County.  It's empty, paid off, and sitting there.  It's in need of some repairs to get it ready to be sold/rented.  My friend is interested in having me oversee all the repairs and possibly rent it out.  I'm wondering what I should charge him for the overseeing part?  Can anyone give me a good suggestion on if it should be a percentage or a flat fee?

Ventura county is a great place to buy rental properties.  Excellent tenants and lots of upside.

I have two 1 Br and 1 Bth condos that are cash flowing $250 each.  I'm 31 and am very driven to get more.  I really like these types of properties because the tenants are either A. Single professionals or B.Couples with no kids.  Very easy to manage and maintain.  My desire is to continue to grab more 1Br 1Bth condos.  Is that bad strategy?  Am I not thinking big?  Should I go for larger properties?
