Hi All. I am not able to get approval for another property because I only make $65k a year and own two doors already. No debt. Good credit. But live in So Cal.

No primary residence. So possibly looking at getting one. Any tips on finding owner financing deals? Where to look etc?

Camarillo has some 4 br and 5 br 2bth that are great for house hacking.

I am a teacher in Oxnard. Rent a small house but have two condos I rent out in Simi and Camarillo.

Would love to get some meetups going here in Ventura County.

@Chris Seveney my wife is a sub, she can’t sub anymore. That’s all I said to my retirement company and they said I qualified.

With the CARES act I can take out my 401k with no penalty. I have two rentals already woth &100k equity. My wife and I are teachers and currently remt rather than own a primary. I have $100k in my 401k . Should I just take it out and add to our portfolio of property or perhaps buy a primary?

My farther in law needs to sell a house in San Bernadino County , CA. It’s appraised at $650k, but he is willing to sell it to me off market for $500k. What is best way to go about doing this without using a realtor? Can I still use a mortgage lender to do it?

It appraised at 500k as is. I think that it could sell for 750k rehabbed.
