That happened last October.  Found a duplex that I thought checked all the boxes and sent it to my client.  We went and saw it, he choose not to pursue, so I did, and got it UC.  I was super transparent with him too.  I let him know if he wanted it, my loyalties are to him, but if not, I was going to pursue, and I did!  It further strengthened our relationship too.  He trusts me more than ever after watching that ordeal.

 Agreed!  If you put your clients' interests above your own and give them excellent service, it somehow never fails that you have what you need.

I built my portfolio initially off of "sloppy seconds" that my investor clients passed up.

Ironically most of them are still passing on deals that are "too skinny" and waiting on the sidelines instead of scaling with vision.

Howdy @Jimmyhee Quach,

First and by far the most important thing:  STOP using personal cards to pay for business expenses.

This completely eliminates the Liability Limitation component of an LLC by giving an savvy attorney an easy opportunity to demonstrate that you have "pierced the corporate veil" . . . so . . . consider each of you getting a new CC and use those only for the business expense.

Second, Stessa is a great tool for tracking these expenses.  Get in the habit of using it now and when you add your 2nd, 3rd, or 30th you'll be glad you did.

 TBH with you Kyrie, meetups are a useful tool, but I find meals to be even moreso.  

See if you can take @Blake Young out for lunch and learn from his experience.  He's a phenom and has been inspiring for me to watch grow and help other folks grow.

Then keep taking folks out for lunch and you'll have a 1.full belly and 2. full mind.

I would suggest a different alternative, one that doesn't put a member of your team on the potential receiving end of 2:00am calls with an expectation of 30-minute callbacks.

I haven't seen it yet, but I suspect this will become an auditing mechanism for some of the local municipalities that want to crack down on STRs in their area, and it's a really easy one to vet.

Something like PATLive, a VA team, or any 24/7 answering service could provide a solution here that will not even potentially run a member of your team down.

Alternatively, you could use a management company who does all of this already.
