Well, this is a sad and sorry state of affairs.

The person is fighting for their life !

Clearly some of these posts have not lived through the gravity of such a situation.

Should she have been better prepared -ideally, but we are not always given this chance.

Lets see how you perform when you have been bombarded with Chemotherapy and Radiotherapy especially with very little family support.

Lets also take into account, she has rented here for 20 years and she is EIGHTY years of age - Is this how you think society should move forward.

I understand business is business BUT lets put this into perspective here, we are talking 3 BOUNCED RENTAL CHEQUES!

I only hope what goes around does in deed come around!

ps. for all you "money and business is everything types" -you'll find out in the big scheme of things you really can't buy the truly important things.

and lastly has anyone seen the movie Pay It Forward ?

Vikram, I will definitely do more research, although you have answered my specific questions, but opened up more questions -its never ending...

Property Taxes are a whole new ball game for me and just trying to be accurate in all the holding costs so I am prepared and don't get any nasty shocks.

I have seen a house that has the following message on MLS listing, how do I put in an "Elec Bid" - can anyone help ?

Description
HUD home. Sold 'AS IS' by Elec Bid only. For Prop. conditions, Forms, Discl, & Avail see Website in Agent Remarks*. Insured w Escrow repairs $4,400. Bids due by 6-20-10 11:59 PM or daily until sold. MCB makes no warranty as to current or future existence of mold in this property and is not liable for the potentially harmful effects thereof. ( Additional MLS Data: Summer Tax: $3714 Winter Tax: $516 )

OK - I have found a property that I like in Detroit Michigan for the purposes of buy & hold for cashflow, (bank owned).

While waiting for the agent to get back, I am trying to find out what the property taxes are, this is not showing in that search, however, searching delinquent taxes advises there is nothing outstanding on this property to date.

I thought if I checked the surrounding properties it could indicate the approx. taxes and if there may be trouble in the future.

WHAT I FOUND .... is baffling (to an international investor)

Property no. 0=clear numbers 1 & 2 are not listed, 3=clear 4-9 not listed, 10=2009 outstanding tax is $2075, 11=2009/$4075, 10-19 not listed, 20&21=clear 22-27 not listed 28=2009/$900, 29=2008/$5725 & 2009/$4900 30-34 not listed and 35=2008/$850 and 2009/$3825.

It would appear that properties next door to each other have taxes of $900 and $4900 for the same tax year – or maybe this is just the balance of the amount owing?

I would have thought the taxes in 1 street would all be similar (all being equal brick 3br 1 bath basement + garage) –Surely this must be true, how could different amounts be justified?

I understand if the taxes have not been paid for 2 years the county can foreclose.

I wonder if this tax is invoiced and broken down by spend category ie water, sewerage, public transport, fire dept, parks & gardens, council running costs etc.

Can anyone shed light on this information?

sorry, I should have addressed this to both NC Mark and yourself:
In Queensland with proper notices, it can take 15days before the agent can apply to the Tribunal and upto a total of 12-14weeks depending on the backlog in the Courts and Evicting schedules.

How long does it take to get a tenant out for rent arrears in USA?

OK -how would this be done?
Do you serve them a “notice†taking them to Tenancies Tribunal or
do you go to a Solicitor to sue –wouldn’t that be cost prohibitive?

Landlord insurance in Australia has been around for 15years that I know of maybe more,
in a portfolio of 175 properties that I managed, I would probably have 2-5 claims per year,
the other 6 Property Managers in my office averaged about the same.
