If you are going to BRRRR SFH in syracuse try to find ones in better school districts as they will sell/refi for higher. $20k is going to be a tear down in the city proper and probably not available in the suburbs. In general you are not going to find decent rehab properties outside of the city limits for under $100k without a fair amount of effort. I have found it to be worthwhile, though, so keep at it. Seems like there are a few different meetups running these days so show up and network.

Keep asking lenders. It is obviously worth something, even if you have to do comps on a sq ft basis with SFH nearby. They should also be able to use the income approach to come up with a value. Maybe you can do the math and present to the bank as part of your pitch. Take the hard work out of it for them.

@Bryan Cavellier, Lots of good tips in this thread. I am around the syracuse area and like to do solid counters with a stainless undermount sink from Lowe's. The laminate always gets chipped right away and looks cheap to me. I also generally replace the bathroom vent with something new and higher capacity then have my guy wire the fan to always be on with the lights. Cuts down on mold issues. Another high-end finish that is pretty cheap is to swap in the usb charger outlets for existing ones in strategic places like kitchen counters. Everyone has a phone or tablet to charge these days. They cost around $3 each and really make the kitchen feel updated (as long as your boxes and wiring can support them). Good luck!
