Appraiser will actually include like properties in his/her report so comps should be included in his service.

This is a fantastic post @Ori Skloot and @Chris Mason. Thanks for sharing. I was immediately interested in the BRRRR strategy the first time I heard Brandon talk about it. Now I like it even more. I appreciate seeing members of the community sharing posts like this and proving that the education and strategies, shared and learned at BP, really do work.

My understanding is that private property is exempt. I put handicap hand rails in the bathroom and ramp on front door but had both tenants pay for these in my Austin, TX property.

I just got my license last month. My biggest reason for getting it was the frustration of relying on other real estate agents that would drag their feet and not give me what I was asking for or give me comps on a totally different properties, altogether.  It became clear to me that it would be much more efficient having my own license and the same tools at my disposal.  Not to mention, you would be able to list your own property without shelling out commissions for both listing and buying agents.

I wonder if you could treat this like a mortgage assignment arbitrage transaction?  You get a down payment from them and set them up with a third-party mortgage service lender...collect rent now and then the balance when they refinance. They have skin in the game and the lender collects the payments for you. If they default, you get the property back. Someone please chime in if I missed anything.
