Mine went up 3%.  Purchased last year.

My Triplex that I am house-hacking is in 53215.  Based on my experience, I am guessing that the tax assessment will be set to match the purchase price.  My cash flow, when I move out and rent the unit that I am, in will exceed yours by 5x.  Single Family in this zip code?  I dunno, man.

Victor, they are higher end... so not B/C... more like A/B.  Hard to find cash flow.  You're looking more at appreciation rather than cash flow if your intent is to hold in that type of area.  You might find flips though.  I personally prefer closer in suburbs; B-,C+ if I can find it.

Victor, Oconomowoc and Mequon are both quite a ways outside Milwaukee... suburbs would be putting it mildly.  Are you trying to get closer than suburbs or farther away?

Also consider that the motivation to make repairs in the property is not just a financial one.  Read between the lines.  Shawn wants to be able to sleep at night and this unit is "distressed".

If you used a standard lease form, then the conversion to MTM is already covered there.  In any case, just read the lease that you did use to see what it says about what happens at the end of the 1 year term.

I invest some in Racine for rental properties.  I grew up in Racine and my day-job is there, so I'm pretty comfortable knowing where to avoid.  Over-simplifying, I'll look at 53402, 53405, and 53406 as probably fine.  It's probably not the best city for flippers, but does have some very nice areas like Wind Point where you might find opportunity.

Hey Greg,

Your goal doesn't sound crazy at all given some time and compounding... just don't plan to live off of the short-term income or it will take much longer.

I wouldn't worry about mortgage quantity limitations at all. You won't be doing these in your own name as residential conforming mortgages. You're going to be using LLCs and commercial loans.  If you have the capital, and can find properties that are strong in cash flow, you have nothing to worry about.

I must recommend against Two Men and a Truck.  I had a couple good moves with them in the past, but the last one I got a bad crew.  They actually sent 3 men, and still didn't do the whole job.  They couldn't be bothered to work past 5pm - and didn't bring a big enough truck.  ("What absolutely has to go?")  They also didn't bring any packing paper even though I hired them to pack a kitchen.  Will never use them again.
