I just installed it and it's definately faster than IE. At least on my comp anyway. I like that you can add favorites right to the toolbar at the top. I've got a few sites I go to multiple times a day (yes, BP is one of them)...just one click and I'm there. Good stuff...I can't log into my online school using it though. That, I'll have to stick with IE for.

I second that. I emailed him about some general wholesaling questions that I had. Didn't have anything to do with his products and in about 4 days he got back to me. Didn't try to sell me anything, just genuinely answered about 5 questions about wholesaling in general. A lot of "gurus" won't take the time out to answer newbie questions so he earned my respect for that.

Now, I am in no way experienced, but I've been doing some serious learning. One way that I've heard to weed out motivated sellers from no so motivated sellers is to ask them WHY they're selling. If they're like "well, I'm moving down the street" or some matter-of-fact reason then they're not motivated. If they give you a more indefinate answer like "I'm moving out of state and selling this house is the last thing I need to do...I just want to get rid of it", then you know they're a little more motivated than the average seller. I think the biggest key is listening.

It's the little details that count...so, I'm wondering about the process of putting earnest money (if I need one) down on a property.

1. Do I put earnest money down before or after the contract is signed?
2. Do title companies take care of escrow?
3. What do I have to provide with the earnest money? (any documentation?)
4. Escrow fees?
5. Once I assign the contract to my end buyer, what happens to my earnest money deposit? Do I just go get it and let them know that I didn't close on the property?

I'm such a newb, lol.

Thanks! I eventually want to get into rehabbing houses so maybe getting started building a relationship with my team will be beneficial. I was told that I didn't even really need a title company; that most of the time the buyer's title company is used. However, I've heard that using a different title company with each deal as you go through buyers will cause a lot of problems. What do you guys think about this?

My second question is, what do you do when the seller has a real estate agent? Is it pretty much the same process as if you were doing a FSBO? I have TONS of deals in this area (right around my house as a matter of fact), but they're listed with realtors. Can I do anything with them (besides do a double closing because I have no money)?

I'm a newbie in wholesaling. I have 7 investors on my buyer's list (I am not comfortable with this...I want more) and I'm beginning to organize things. I have no money (current income is tied up between bills and my small children) so I understand that I'm going to have to invest more time when it comes to marketing. I have a pretty good idea of what I need to do as far as the wholesaling process goes, but 1 thing I'm unclear on is what people I need to have in my network. As a wholesaler, do I need a RE lawyer? HML? Title company? REA (real estate agent, in case I'm using my own invented acronyms)? I want to be as prepared as possible before I just kinda jump in there
