Sure @Sharad M. I would like to set the marketing infrastructure like a true marketing department to make it easier to develop, implement, and manage marketing campaigns and activities. I have a solid operational system for my wholesale business but I don't feel the same for the marketing side. 

I can work extremely hard to create and develop that system with sub-systems or just find someone that's already doing around a million in revenue and buy that system and tweak to my needs, if need. 

To be a bit more clear, the platform should allow for as much automation as possible within marketing activities. I am already using Podio for the operation so this is one way to go but I need to go a long way to make this a true marketing "system".

As a real estate investor mostly specializing in wholesaling, I am searching for a proven marketing system and process that will allow me to run and manage my marketing operation like a true marketing department. 

Does anyone know of a system that's a proven marketing system for real estate investors or wholesalers?

To be clear, I'm not looking for a CRM or gimmicky system that does not contain all the components of a true marketing system from planning, execution, tracking, and calendar functions...to name a few.

Hey BP Enthusiasts, 

I wanted to know if anyone has a marketing analysis spreadsheet that they would not mind sharing? I looked around in the Tools section on this site but no one has offered such document. I have a simple spreadsheet but I need it to do a lot more and I am better at closing deals than creating spreadsheets. Here is what I would need to track

  • # of leads per campaign
  • # of leads per market area
  • Cost per lead for each market area / campaign 
  • Marketing costs per campaign
  • Marketing costs per market area
  • Total monthly marketing costs
  • Lead conversion rate
  • Cost per deal 
  • Etc

I know there's guys here doing big volume that might have such a tool for this. I need something like this to grow my marketing and business. Your help is much appreciated.

Ken,

I left Investorpro and went with Excel to manage my leads. I customize excel to the data that I wanted and needed it and sometimes excel is good enough. I did like that Investorpro came to 2 websites, for buyers and sellers and I still think is a good software but I wanted something with more customization so I use Excel now. I think they offer a free trial so you might want to look into that. Good luck!

Thanks for the input guys. I am familiar with the names mentioned and I know they offer some marketing services but I was looking for the entire direct mail marketing system not just the sales copies/ letters. I will have to look into what other services they may have. Thanks.

I am looking to establish a successful direct marketing system for my wholesale business. I did a lot of research and there doesn't appear to be a course on this specific topic so I am reaching out to the cream of the crop investors who know their direct mail marketing. I do not need you to teach me anything else but direct mail marketing as I have already wholesaled over 50 properties.

After getting lackluster results with my direct mail marketing efforts, I am looking for help and I am willing to pay for your system as long as you are already at the top of your game. I would want to know your direct mail system from your sales copies, tracking campaigns, tracking results, list segmentation, etc. My ideal targets are distressed properties with high equity.

I know that in time I can become a master in this strategy but I rather save the time and frustration and just pay for someone else's experience.

Thoughts or any interested mentors? Much appreciated!

Thanks for your reply but I had already looked into that source. I just wanted a simple excel spreadsheet calculator to evaluate rental property quickly around the 50% rule. I was able to create one myself and if anyone else is look for something like this, I am willing to share. Thanks.

Does anyone have a spreadsheet calculator for a quick analysis on rental & small multi-unit property? It seems like the easiest and fastest way to evaluate an investment property is by the 50% rule. I am still primarily a wholesaler so I am looking for a tool to help me evaluate rental property quickly. Does anyone have a 50% rule calculator that they would not mind sharing? It would be GREATLY appreciate it. Thanks guys!
