I forgot all about this thread haha! To update you all, I had to part ways with my friend on this transaction. She wasn’t getting it sold and barely any viewings. I ended up contacting an agent who was selling another home on the same street some months later and he got it sold. He was also very helpful with providing tips on what I could do to sell it faster, and they worked! It really paid to have a more experienced agent for this sale. I’ve worked with some great agents since this post so please forgive what I said some years back.

Thanks everyone! Appreciate your insight and I appreciate the realtors who have responded also! She is doing as I ask (I hate to sound bossy when I say that lol). I too wondered it if had to do with her being new and not knowing what she's doing but that's the risk I took since she has only been a realtor for about 2 months now. I love her work ethic though and that she's a go getter so decided to put my trust in her. House will go on the market this month. Will let you all know how it goes!

They are all within the last 2-3 months, 1 mile radius.

Hello all! I'll start off by saying, I've always had mixed feelings about realtors, so please forgive me if you are one. It's soooo hard to find a good one, which is why there have been times in the past where I did it all on my own with no realtor and it went very smoothly. However, I have a friend who just became a realtor and I'm big on supporting friends and their endeavors so I am supporting her.

The homes within a 1 mile radius that are comparable to the home I just flipped and am about to put on the market are selling for the price I want to list mine as. However, my realtor continues to focus on the prices of homes whose rehabs are not even comparable to mine. She's wanting to do a pre-sale listing to see if we get an interested buyer and they have their own appraisal done so then we'll know for sure.

I am fine with this but my question is, why is she still focusing on the homes with the lower values with lower grade rehabs when there are enough homes with similar comps and similar rehabs to mine that we can stay focused on instead? Any insight would be wonderful!!! Thank you :)

I went to a Success Path event tonight. It was called Flip Atlanta but I am not sure why because they barely even talked about flipping. I will say, if it weren't for BiggerPockets and my networking, they may have got me! Like others have said, the presenter uses a very HARD sales pitch and if you do not know any better you'll get suckered in. Especially with them promising you a full refund in 3 months should you close on a deal and in 6 months should you not make at least $6K.

It is not easy to sucker me in at all but they actually had me thinking, so you can only imagine how many people they get at each of these events. I'd say there were probably 100 - 200 people there and many seemed very interested. Maybe it'll work for them but I am so glad I went with my gut. And I cannot believe they are charging these astronomical amounts that people are mentioning, OMG! You could definitely learn all you can from online, books and BiggerPockets and use that money for a down payment. That's crazy!

The seminar was full of newbies so I was not able to network like I thought I'd be able to and didn't really learn anything new at all because most of it was the sales pitch. I'll just have to search for networking events with experienced investors as I continue to grow my portfolio.

Oh yeah, when the presenter mentioned how you could use a credit card and pay $50 a month on the credit card bill for the purchase, that really seemed to peak people's interest. What a shame. He did mention how in a few months you can do a flip or wholesale deal and make more than enough money to pay it back. Good luck!

Hello! Would anyone here in Atlanta be able to recommend a highly reputable Real Estate Attorney? I am wanting to move my rental property up under my LLC.

Thank you in advance!
