Fay began investing in real estate in 2010 by accidentally house-hacking her condo in Pasadena. Since then, she's built a portfolio of income properties worth over a million-dollars. From a new immigrant speaking limited English to a professional engineer, Fay credits her achievements to frugality, discipline, endless hustle and learning. She currently owns single and small multi-family rental properties in California and Texas. She's also ventured to private lending and angel-investing with her friends and family. She is now exploring more investment opportunities with her fiance. In addition to their current investments, they are learning more about syndication, opportunity zone, and mortgage notes. Their goal is to achieve financial independence as a family in 5 years.

For this meetup, we'll be joined by Elizabeth Pan. Elizabeth is a local multifamily investor. She started buying residential properties several years ago in LA and used the equity to buy an 8-unit mutlifamily property in Long Beach last year. Using our pro forma, we'll analyze her most recent deal in Long Beach. We'll provide the pro forma to guests per request.

The first 15 minutes we will get to know everyone by going around and doing brief intros.

Elizabeth will then tell us about her investing journey, and we can ask questions along the way.

For the last 15-20 minutes, we'll go over Elizabeth's most recent investment using a pro forma tool that will be available to attendees upon request.

This is an intimate conversation series on investing in real estate. It’s hosted by Whitney Spatz (real estate agent and investor) who specializes in helping individuals build multifamily portfolios in Southern California.

Each meeting will cover some fundamentals of multifamily investing:
* simple formulas and ratios that will allow you analyze ANY
apartment building in ANY market
* how to accurately estimate your total return on equity and
construct your own pro forma
* how these concepts relate to our own local market
* walk away with primary market data on the LA area multi-family
region

The history and data are undeniable: real estate is the single most effective way to conservatively build wealth and financial independence. And in this current covid market, investing in real estate income is one of the most effective ways to hedge against inflation.

FORMAT:
We will all introduce ourselves. With the video format, we want to make sure everyone has an opportunity to talk a bit about his or her interest and experience in real estate.

After intros, we’ll dig into a discussion of fundamentals like leverage, deal analysis, and financing options. We will use real life deals and success stories to illustrate these concepts.

DETAILS:
Parking is free behind the building and nonexistent if we’re virtual! We are located in Suite K on the second floor and share a building with Bank of America. Signs will be posted around the building.
