@Mart B.

Thanks, looks like a great list! I need to get better about finding material to listen to while I'm at the gym.

I am currently reading Think and Grow Rich by Napoleon Hill. I am pretty early into it but I honestly don't get the hype around this book. It may be too abstract for me and I don't like the style of language. Is there something I'm missing?

I read @Brandon Turner's The Book on Rental Property Investing recently and found it an enjoyable read. Maybe I am just drawn to more practical real estate books right now.

I just got a bunch of real estate and personal finance books from my local library, so I'm starting on those now. I'll update if I find any of those to be a must-read!

@Josh Chamberlin Thank you for hosting, Josh! I would love to attend this but I will be out of town. Hopefully I can make the next one.

Hi @Arnel Arrozal -

I would agree with some of the earlier responses and say you may need to save a little bit more to account for closing costs and miscellaneous expenses.

I currently live in Wilsonville and work in Salem. I would say there could be some opportunities in Salem based on your potential price range but the differences in the quality of neighborhoods vary a lot. Do your due diligence and try to talk to people that live in the areas you are looking to live in/invest. My coworkers tend to favor West Salem and South Salem, but everyone has their preferences.
