@Brandon Turner you're always welcome to make the 2,500 mile drive from Washington for this little get together! We have comedian, super star @Kevin Hart making an appearance. Ill even buy you a beer to make up for the 40 hour road trip! :)

Looking at my List, I count 8 people coming on friday. I look forward to meeting  everyone. For those who had other things to do make sure you put Cincinnati as a keyword alert to let you know when we start talking about the next meet up.

It all depends on the buyer want in market you are selling. If these are high end homes With buyers that demand perfection for their high income housing then rip it off and rebuild or else it will be something buyers will realize a corner was cut and will only have them concerned what other corners may have been cut they can not see. 

On the other hand if this is a middle class blue collar home I would put in stairs from the first to the second level and also stairs from the lower to the ground I would then put a rail on the arc just as it is built currently.  I would then have a arched wood bench built at the ground level  pushed right up to where the pool rested against the deck. The bench would sit on a circular gravel patio with a fire pit in in the center. The arch of the bench will only look like its there to wrap the fire pit. 

Hope this helps. I think the real question is what do the buyers want.

@Donald Kimball I bought my first house at 18. Just the fact that you are on BP I'm sure you know 10x what I did then. Tri county is probably 30 Min form NKY but you should defiantly come up. I started in the beginning with out asking others for advice. Take my advice and don't do that. with help you can replace 10 hours of reading/research with one 5 min phone call to a friend. 

@Cody Brownfield Glad to hear you will be there. After all you are the one that started this forum. There is a forum to post about meetings but you need to be a plus/pro to post on that forum. This will have to do.

haha. We wouldn't get anything done! We need the older guys they are the ones that know everything we want to learn. 

I would be down to meet up somewhere central in Cincy next week.  Bjs bar and grill in Tri county  may be easy for everyone to get to.  If several people express interest I would be happy to set up a forum to hopefully notify others. How does Thursday the 24th at 7:00 pm  sound to those that are interested?

Find out if there are any liens. first ask the seller. Then confirm with a title search (by title company). If they own it free and clear explore seller financing if they are very motivated.

After you get a clear title I would suggest having a RE attorney Draft a purchase agreement for you if you decide to purchase. That attorney may also suggest a title company for you to use if you do not have one. 

Before making a offer be sure you look through the numbers much deeper than Zillow. Understand the repairs needed to the home to get it rent ready. Your financing is specific to you and this deal so ensure that you can make this a solid investment with the financing you are able to acquire ( if any).

Hope this helps. Deals have many many factors to give you a specific guide to take is impossible.

It really looks like we have a lot of young guys in cincinnati getting into REI. Thats great! I think everyone posting so far is in their 20s and live in Cincy. Who wants to meet up for beers and talk about how wealthy we will be some day! I am currently living in Mt Healthy any of you near me? I know @Joe Fernandez  would probably want in on this get together.

Thank you for the compliment @Joe Fernandez . 3 years ago I would have said someone with 10 properties has past the "beginner" stage. Now I would say being a beginner, amateur, or pro is relativity to that persons end goal. I have much much more to learn and many more investments to participate in. 

@Coleman Nelson If I can lend one piece of advice it is make actions happen. Learning is important, but it is useless with out action.  I hear that over and over in the pod casts. I could not agree more. I learn 10 times more completing a deal then I did in my entire college career. Most wise business men and woman know the most valuable asset is time. As young men you and I have time,  Seize it! Utilize the most powerful asset and let the power of exponential growth work.

Welcome. Like Steven I am a buy and hold investor in Cincinnati. I am only 2.5 years out of school so I am in the same boat as you. Cincinnati is a great place to invest. I have purchased 9 single families and should be closing my first 5 family this week. Good to see our generation jumping on the path to wealth.
