I have a flip in Houston,TX that I need to put on the market

Im leaning towards flat fee listing. Would love to hear people's experinces with this. Also a recommendation for flat fee listing company in Houston would be great.

I have recently finished a flip in Houston and want to list it flat fee. Would you still recoemend going this route?

I've been flipping homes the last few years and it's been great!
At this point I'm trying to figure out my next move in the RE game~ I would really like to buy and hold some income producing properties. I've already found some condos with 9-10% cap rates. The question is do you purchase several condos in various areas, SFR, or multi-unit?
Also, if any investors in San Diego could input where and what they are buying that would be great.

Aaron: Yes, we are friends on facebook. You spoke at my first SDCIA meeting, very inspirational!
I've just sold my second property and purchased my third. Hopefully, I will get to 10 a year. I will discuss with my partner this week and get back to you if I need that recommendation for commercial.

I'm about to start on a flip in San Diego.
It will have about 50k in rehab, ARV 280k.
Holding time: approx. 3-4 months

I'm looking for advice on what is the best type of policy to hold, also any referrals to insurance agents.
