Well I am not with KW, but I agree with the others in saying you can start and succeed where ever you choose. Put your heart into it, and always think of your clients. Any large brokerage will offer you great training, make sure the brokerage has what you are looking for in support, resources, and fees.

Every Agent starts out differently. What are your strengths, play into those. Go through you "sphere of influence" again. Document your return on any money spent then put good money toward the things that got you the best results. You will be bombarded with offers for your own zipcode, that have been sold to 5 other agents, and feature on pharmacybags/grocery store carts. Use what gets you the most money back.

I had the same estimation of appreciation in Gwinnett county due to the bump in new subdivisions started in the last 6 months. The builders are moving forward on projects, some that were on the shelf for 3 years. The value is at least at a point that builders feel they can confidently build the units and get the units sold while making a double digit percent in return.

My guess is that we are probably at the half way point on this appreciation cycle. I really do believe that we will surpass the 2007 peak levels like Dallas, Denver, and the Bay area market has done unless the population growth into Atlanta metro market suddenly comes to a halt or suddenly all the national builders flood the market with inventory which reaches above the 140k level. One trend I am seeing is that the smaller mom and pop private builders are being bought out my national builders. One example of this is JEH homes was recent acquired by Taylor Morrision, a major builder in Southern California.
