Talk to an architect. You're going to be spend a lot of money, don't base your decision on what you find on a forum. If the information you're given on BP isn't correct you will have no recourse

This home currently has city fines and violations so the owner is only entertaining all cash offers. This is a 20X55 two family home on an irregular 20X66. According to the owner, both units are rented for $2,300 and the building is at full occupancy. Both units are month to month with no signed lease and willing to stay. Nassau Ave G train station 0.07 miles. Approximately a 15 minute walk and the Graham Ave L train station 0.06 miles. Approximately a 12 minute walk. Please submit offers with proof of funds, this one will not last!

It depends how you go into the deal. If you approach the seller as a real estate agent then your fiduciary responsibility is to the seller. If you (as a real estate agent) and the seller agree to a number and all of the money over that price you get to keep it would be considered a net listing and those are illegal. The reason behind this is you are licensed by the state and in order for the public to have continued trust and confidence in licensees they mandate agents present an agency disclosure upon "first substantial contact with potential client". Hope this helps
