Have you tried looking on the frame in the front or the back. Sometimes taking a wirebrush with some WD40 can bring it to light.

Hey, thank you so much for the replies. We have built two parks and always had the lines run in front of the homes. This makes me feel better about this issue in particular. Thanks much for sharing your expertise.

We are looking at a very nice mobile home park that is 10 years old. We are concerned about one issue in particuluar. Both the water and sewer lines run underneath the pads. How would you repair a break in either without moving the mobile home and breaking up the concrete pad?? Your thoughts?

This seems like a good price for 168 spaces, however, unless you are planning on putting your own homes in, you could continue to have a problem with high vacancies. It is difficult for people to get loans on homes to put in parks. The new game is buying your own homes and setting them up as rentals, at least in Missouri. Also, I saw that you said it had two wells. Does it have a septic system or is it on public sewer? This can run into some money and if you don't have experience running septics, you'd have to hire someone to run it. However, the price per pad is fairly reasonable for the pad rent ($150) if the pads are ready to go, i.e. piers or slab, electric, water, sewer.

Our vacancy rate is about the same, 5-10%, but we cannot raise the rents. Turnover maybe slightly higher than previous years.
