I've never door knocked but I've read you should do the following:

1. Don't wear perfume
2. Don't show up in a mercedes or a nice car
3. Dress casual (I take it as business casual)
4. No sunglasses or hats. Let them see your eyes.
5. Don't use the word the word "foreclosure". Instead phrase it as their "situation".
6. A man and women door knocking is okay, but it should never be two men door knocking.

Again, just what I have read. I prefer direct mailing over door knocking, but door knocking is cheaper. You can make mistakes door knocking, but if you mess up the leads with direct mailing you're out a few hundred bucks.

"Missing appliances must be addressed by the appraiser in the valuation process, particularly when the comparable sales included a full complement of working appliances."

I may be able to get them to come down with this statement...

Looks like it. They must of really simplified it.

The appraisel came back 15% below anything sold or on the market. Not sure how much negotiating I can do....

Does any one have an FHA inspection list? The house is in good shape but the appliances are missing. I've heard I need a oven to pass. If you have an FHA list or website, please post or PM me.

It depends on how motivated the banks are, but don't let that sway you from making offers. I've had banks come down over $50,000 on $150K listed properties.

I don't use any web based mail program. I use either the mail merge program on Word or a program called Real Prospect. Real Prospect is limited in formatting so I typically just use Word. Always use a real stamp, you will get a better response.

I grew up in Michigan building houses with my Dad during the summer. He always said "Get your education so you don't have to do what I do." I went to University of Michigan and graduated in 2001 with an B.S.E. in Engineering Physics with a concentration in aerospace propulsion. I got a job in AZ as a propulsion engineer. I graduated with an MBA from ASU in 2005. I'm currently a engineering manager for missle defense. I still work full time and spend 4-6 hours per night working on real estate. I started getting serious about RE last may, and decided to try to make a business out of it. I spent 6 months with no deals and recently picked up a mentor to help me out.

Do you know of a bank that will do option 1? I could not find one that will allow two names on the account, but only allow one to withdraw.
