If you’re looking to “shop local” I’ve used Edmund Wheeler Inc out of Franconia. They’re great. But as others have said, it’s all done over the phone and electronically, so not entirely necessary.

Did you try Priority Funding? Possibly 21st Mortgage? There are a few specialty shops out there, your rates will be higher and LTV lower but if the numbers work who cares.

You should be able to get a 20 or 25 year amortization. I have one with Bar Harbor Bank that is a 20 year with rate resets every 5. Another with Primary Bank same deal except 25 am and 20 yr term (so small ballon in 20 yrs). Rates should be around 4% assuming you have decent personal credit

Summit title in Bedford. I’ve used their residential and commercial team a few times I’m not sure which would handle your transactions.

@Andy Brohard our sweet spot is <50 spaces. The key is it has to be within a few hours drive for us (MA, NH, southern ME). Own many spaces on both city utilities and private well/septic.

Not sure if it is code but you should put a return piece on the top of the rail to the wall- keeps purses, jackets, etc from snagging on the top of the rail. Easy thing to add

I’ve used STS Commercial out of Bedford on a few transactions. They have a residential side too depending on what you need

Second the MassSaves route. I can see a $6k difference, especially if you called one of the big shops. I’d get another quote or two if you’re questioning but this shouldn’t be more than an $8k job
