Commercial loans - term?

Hey - looking to make a deal on my first property of over 4 units and am told we need a commercial loan. And first few places I've called are only offering fixed rates for 5-7 years and terms of under 20 years.  Anyone with experience here on what I should look for, what a good deal is, and have any referrals for commercial lenders (for a Massachusetts property)?
