I have found someone interested in selling their house using wholesaling but they have already started talking to a realtor.  I would like to work with the realtor to get the job done but previously realtors have ask me how they will be paid. What would be the best option to make sure realtors will be paid in a wholesale transaction (listing or buying agents)? Thank you.

I went to a foreclosure auction just to meet people and see what happens. I have heard that you can get a list of pre-foreclosure too. I went on my local county clerk's website to find it and all I found was the foreclosure list. Is it consider pre-foreclosure if they have not got to auction yet? If they are still in pre-foreclosure can I still try to buy the house from the owner? Once they are posted under the foreclosure portion on the county clerks website am I able to buy it from the owner before the auction date? How can I find pre-foreclosures to buy from the owner of the house? Thank you for your time. Also I am in Hays county in Texas.

I was talking to a client of mine and they want to sell a house of theirs and they are currently in the process of cleaning it out. The told me that the house as termites. Would this be a big problem for someone that wants to renovate the house? If I do try to wholesale this house what costs or other things should I consider for my potential buyer?  I'm not quite looking for a loan just yet because I want to look into the property a little more. I won't turn down a future partnership in the long run though. I hope to start making deals this year. I mainly made this post in hopes to see ideas on getting loans with another person. On the podcast so far, I have heard how one person obtains a loan in a partnership but I haven't heard of two people getting a loan. Or I don't remember hearing this happen so. Although, I have heard of businesses getting loans but I am not ready to start a business with my brother until I know he really would want to do this. I appreciate your time.

So my question is that would it be better for my brother and I to get a loan together or separate for a house? I was talking to my mom and she told me that her boyfriend was asked by some friend's out of state to check on a house because they had to evict some people. I heard that his house has been damaged and it made me think that this could be a house that I can get my start in. My brother and I have been talking about getting started together but I haven't yet brought it up to him yet because I want to work on the details a little bit more. We both don't have a lot of money but we can work. I appreciate any advice, thank you.

Hi I am wanting to make my first wholesaling deal with someone in my market. I have been reading, listening to the bigger pockets podcast, and watching you tube videos. I think that I will be good at wholesaling in this market because I currently have to drive for work and I see distressed house all the time. If I can I will ping the houses on my phone. My biggest fear is having someone in need under contract to sell the house and not be able to do it because I can not find a buyer. So I am on here looking for buyers. I plan on looking on Facebook soon and I am going to try to meet people at property auctions to find buyers. If you are interested let me know.

I would like to set up a meet and greet in my area with pizza and tea at the "Native" in San Marcos. I have a few people interested in real estate that wants to go but I don't know anyone that has done anything with real estate that I can invite. If anything I'll turn it into a learning experience to us that has not done anything and create a powerpoint presentation (this would force me to learn and teach).
