My insurance company is telling me that I should go with a separate liability policy over an umbrella policy. What is the difference?

And yeah to be competitive all rentals in Florida need a pool.

What interest rate is everyone seeing with a 2nd home mortgage and 10% down these days?

Our pool is about to be done here in FL. Want to make sure we have all the boxes checked safety wise before we open it up this season. A few questions. 

Are you using alarms on your doors that lead outside to the pool? If so, which type and are they reliable/durable?

What about locks on fences or gates outside that lead to back yard with pool? Do you have a recommendation for a keypad type for a wooden gate?

What signage should we post outside? I looked for FL requirements on rentals but it isn’t clear. 

Any info you have pertinent to this would be helpful. Thanks!

We have 2 in PCB. We have decent rentals in Oct and Nov. last year was better but we do have some. Need to stand out from the rest. Separate yourself from everyone else with a unique addition or experience. People are still coming here during those months.

What specific info are you looking for?

Rates? Occupancy? Cleaning/maintenance crews?

A lot depends on how close you are to town versus Lake Burton, also.

 Yes occupancy for the Clayton GA area on a 3/2. No Mountain view but cute small cabin with hot tub and fire pit. Small stream near by. Rough idea on gross rental numbers? It’s near Tiger GA just south of Clayton.

My clients usually install automation for everything possible, lights, pool, garage a/c, thermostats etc. That way they can control things when its empty  and if desired, charge them if they want pool heat at a $XX per day rate or the whole stay for $XX. Some charge extra for using the grill too!

So I would say it's a must and will likely pay for itself pretty quickly whether you charge your guests for it or just save money on your gas bill.

All the houses in this development had access to the hot tub controls, meaning the start and stop capabilities, etc. If the heat wanted to be turned up, he did have to call a property management company, which he did several times when it was too cool. Does it add to more possible bookings, probably yes, but the bill, especially if the spa is on all the time, which it can be when people are on vacation will add up as well.


Thank you sir. My plan for the increased energy consumption (gas in this case) would be to have the renter pay extra if they want to utilize it. Hopefully this would cover it?
