 I would run the numbers if you cannot sell it and need to rent it what would you be able to make? It is always good to have a backup plan. I always like to buy properties that I know if I can not sell then I can still rent them and be fine.

Thank you for your response and I agree with your approach. The first thing would to lower the price in a way that I am not chasing the market down, Next would be to close on the property and rent it. However, I think this market this home would rent around 2000 per month, but this home would not cash flow.

Lot cost and build cost would be around 155/sqft.

Thank you for reaching out. The school zone would be Hazelgreen area. This is Madison county school system.

Also, the bank has supplied some comps and they support at 205/sqft price. Lot size and acreage do very with each comp.

I mainly invest in distressed property’s and it’s different with each property as to what the issues are with that property. I am mainly forced on properties around the Huntsville area but I would also be interested in properties south of Birmigham close to Shelby county.

Your right. But I have not be able to find a wholesaler for some of the areas I am looking at. They maybe out their but I have not found them yet. Thanks for your your help.

And see where the tax bill goes. And I will look into it what they where doing there. I know it had a fire at one point and the damage is still visible. The fire damage was only in one room.
