I am currently trying to contact a pre-foreclosure listing on Zillow but cannot get any information on the home. I contacted a local forecloser agent and she says she does not have any information on the home. Then I tried to contact the attorney, but of course they legally cannot give me any information. Who should I reach out to for more information?

What are some good strategies to get accurate utility costs, vacancy rates, and insurance estimates so that you can calculate NOI and cash flow to take to the bank for loan approval? What are some good ways to find this info briefly, while looking for potential rental investments?

I am wondering if anyone has had much success using a homestyle loan to purchase and fix up a future rental property. I have been looking at some potential houses under foreclosure in the Hot Springs, AR area. Lots of houses for sale but not a lot of rental properties. Should contacting banks be my first move? Or recruiting a top contractor be?
