How accurate is the listsource current home value information? For instance if I target high equity home owners with a current home value according to listsource. Will that give me an accurate idea on calculating whether or not the home is worth looking into?

@Aaron K., The ARV was added in the calculator I believe. I agree that 50k getting back to the wholesaler is a lot, just wanted to get an opinion on whether or not to focus on the current value vs. what the ARV will be. If you do reno the bathrooms then you could increase in the rent per unit.

Does anyone have a Title Company or Real Estate Attorney that is familiar with assignment contracts or double closings for wholesaling that they would reccomend working with in the Central Arkansas area?

I was wondering if anyone has worked with this specific Turnkey company in the Memphis/Little Rock area. I really think their website is great but I would just like to hear from actual people first before contacting them. Or if you have done business with Turnkey's in the past, how did it go for you?

@Wayne Brooks I'm having a hard time finding any information about any liens on the property, and type of foreclosure. I have done searches through the county assessor and circuit clerk. All I have been able to gather is a name and an address for the current owner, which is the same as the listing home. We have driven by the property, yard has not been tended too and looks like no one has occupied the home for several weeks.

Are title search companies worth using, if you cannot find any information on a pre-foreclosure?

If you could make a list of all the required teammates or skilled professional help as a real estate investor going into a BRRRR strategy who would they be? And who should you contact first?
